For over a decade, I’ve been privileged to assist sellers across diverse real estate landscapes, navigating various price ranges, property types, and life stages. Throughout this journey, I’ve noticed common threads in the questions sellers consistently pose during consultations and home tours. I’m excited to share these questions and my insights with you, aiming to empower your decision-making process and help you maximize returns when selling your home.
The first question we’ll tackle: “If I am only going to do one thing to my house, what is the most important upgrade to make?”
The answer: Fresh paint!
Painting your house in a fresh coat of paint brighten rooms, making them look clean and inviting. Depending on your budget and the condition of the existing paint, this important update can be done as touch-ups, painting the main level rooms or the entire interior.
Repaint rooms that are currently in deep yellows, purples, pinks, and greens – they usually don’t align with the preferences or decor of potential buyers. If your ceilings require a makeover or if you’ve painted them in a different color, it’s crucial to repaint them using a ceiling white. Select a high light reflecting value paint like Benjamin Moore Classic Gray or Light Pewter or Sherwin Williams Repose Gray or Agreeable Gray. These are neutral colors that complement any décor and flooring. If you prefer white, try Benjamin Moore White Dove, a soft white that won’t look yellow in photos.
Paint or touch up trim and doors in a bright white with a semi-gloss finish. An easy and cost-effective enhancement is to swap out light switches, outlet covers, and vent covers with white ones to complement the trim and refresh the look of your house.
Lastly, assess whether the exterior of the house requires repainting or touch-ups. Applying fresh paint to trim, doors, and shutters can significantly enhance your house’s curb appeal and alleviate concerns about maintenance.
