Should We Replace Our Roof Before We Sell?

A well-kept roof shows potential buyers you have maintained your home and could alleviate buyer concerns of other issues in the home. New roofing was named in Remodeling Magazine’s report as the most appealing exterior project to buyers. The return on investment is valued to be about 70% (realtor.com) of the original cost. And, the National Association of Realtors (NAR) states 32% of Realtors® said a new roof is what helped them close the deal. It cannot be denied; a new roof will help sell your home. You don’t need to worry about getting a great return on your investment.

There are a few recommendations: choose a midrange option, hire a professional contractor, stick with classic colors of gray or black to appeal to most buyers, and offer to transfer the warranty to the new owners (for a very nominal fee of your own).
