Northern Virginia Rain Trends & Tips to Keep Your Basement Dry

We can’t stop the rain, but we can be prepared when it comes pouring down!

According to the National Weather Service, 2018 was the wettest year on record (since 1941) for Arlington County, coming in at 66.28 inches. The National Center for Atmospheric Research believes concentrated rainfalls during short periods of time are likely to increase as the climate warms. As a result, even basements with exceptional drainage may become flooded. Here are a few tips to help keep your basement water damage to a minimum, even during the most extreme rainfall.

Gutters and downspouts help direct rain water away from your foundation. Check to make sure yours are functioning properly by clearing out leaves and debris and repairing sagging, cracked or loose sections. Be sure the downspout extensions reach at least 5 feet away from your home.

Grading is one of the most important items on this list. It keeps excess water from pooling at the foundation of your home. Properly graded yards should be sloped away from your home starting 6 inches higher at the foundation than the ground 6 feet away from your home. Don’t forget to fill in low points.

Sump Pumps are a necessity in every home in Northern Virginia considering how much rain falls each year. Remember to regularly check to make sure your sump pump is operation properly. It’s also important to have a pump with the correct capacity. Too small and the pump will burn out and you could end up with a flooded basement. And, always have a battery back up installed for unexpected power outages!

Cracks. Hairline cracks are fairly normal. However, they should not be ignored because they can be entrance ways for moisture that could lead to structural problems if not repaired. The good news is they can easily be fixed with a sealing compound. If you notice cracks larger than an 1/8 of an inch wide, it could mean your foundation is settling unevenly.
