A client received news he was to be transferred abroad. I felt honored to be the realtor he turned to and trusted to help him sell his Washington DC condo. He was no stranger to moving abroad and had rented this property to tenants during his last transfer. He seemed very concerned with listing the home as soon as possible, given the time-sensitive nature of him moving abroad. His tenants were kind enough to allow us to stage and show the condo while they still occupied it.  This was in October…during a pandemic! Most tenants would have denied us the opportunity completely. But, they had such a good relationship with the seller, they agreed. (The pizza and wine I brought by may have helped a little J). They also trusted their landlord and knew they were in good hands with the Magnificent Manors team. So, with the tenants’ help, our team was able to get this property on the market in just two weeks.

Here’s the issue, when the seller came to me, there was an amazing market. By the time we got the condo listed the market had softened quite a bit. Often times, sellers ask me “Marybeth, why do so many people seem to attend open houses? I’m definitely not getting as many offers.” My response always is, it’s not the quantity of people that attend your open house, but the quality of those interested. We can have just one showing with a great buyer and it’s a done deal! It’s my job to make sure we market your home to those who would be interested in it.

Through our proactive marketing, my team uses strategies such as placing flyers in nearby apartment buildings, targeted social media campaigns to renters looking to make an investment, and hosting safe and CDC compliant open houses each weekend. In addition to this, we did what we are known for. We staged the home to its greatest potential by brightening up the walls, and staging furniture that made it feel huge!

In the end, we accomplished our goal. We closed for full market price in an extremely soft market hit by a global pandemic. In my opinion, it was the result of teamwork. Not only the communication within the MM team, but the personal touches to the current tenants, which made our job a whole lot easier.
