D.C.: Closed sales dropped by 24.2% compared to last year, but the median price surged by 17.9% to $710,525. Active listings hit a 5-year high, with days on market slightly up to 34 days.

Virginia: Fewer closed sales, down by 213.8%, but prices increased by 8.6% to $780,000. New listings dropped, but active listings and pending sales saw some growth, indicating strong buyer interest despite higher prices.

Maryland: Closed sales fell by 12.3%, with a median price increase of 5.1% to $436,000. New listings decreased, yet active listings remain high, showing a mix of lower sales but a steady demand.
